A design and build of a retail store requires a series of construction related expenditures that involve the following.
Design plans and Construction:
A) The store front and signage will have to be designed around the landlord specs and permit requirements.
B) The completed shell expenses may include HVAC, paint, flooring, ceiling, lighting, sprinklers, and any walls for back rooms, dressing rooms, offices and bathrooms. Other costs may include engineering plans, building permits, etc.
C) Store fixtures and customer service counters/center. I always try to steer my clients into understanding that fixtures need to be functional and mobile. Secondly, the importance of the customer service counter(s) being the nerve center of your business.
D) The Extras that make your store unique; graphics, interior signage, props (visual/electronic), sound, smell, etc.
E) Loss Prevention
Consideration to budget for key items like electronic article surveillance (EAS) systems, safety mirrors, cameras etc.
